Are you pet friendly?
We love your furry family members! We allow two small house pets per home in our community. When walking them they must be on a leash. Pets are not allowed to be tethered outside. They must be picked up after while walking.

What types of utilities are available in this community?
This community offers city water and sewer, as well as cable and internet. Each home will have its own water meter and the resident will be responsible to pay for the water they use. Electricity will also be individually metered off to each resident.

What is included with lot rent?
By contract, maintenance of the lawn (mowing, irrigation, and fertilizing), use of the clubhouse and pool, landscaping in common areas, and street lights are maintained by the office. However, we always look for ways to go above and beyond to provide additional support/maintenance.

What am I (the resident) responsible for?
The resident is responsible for maintaining the interior and exterior of the home and landscaping surrounding the home (an annual mulching and pressure washing). The resident owns the home so they are also responsible for any repairs that may be necessary to keep the home in living condition.

Can I bring my own manufactured home into the community to live in?
To maintain the cohesive standard in our community, outside homes are not allowed. If you decide to become a member of the community, you can design and purchase your own new home through the office to set it up in the community.

What does the resident portal do?
The Resident Portal is an online tool provided for you at no cost. You will be able to:
- Pay your rent online.
- View your previous and upcoming payments.
- Submit and track maintenance requests.

How often is rent due and how can I pay it?
Rent is due monthly usually on the first of the month.
You have a few payment options:
1. The tenant portal. It can be accessed by clicking the "Portal Login" button at the top right of the website.
- On the tenant portal you can pay by credit card, debit card, or bank account
- You can set up automatic payments so that the money is drafted directly from your account each month.
- There is a percentage charge when paying by credit card and a $.99 transaction fee when paying by bank account.
2. If you are unable to pay through the tenant portal, we will accept checks at the office.

How do I access my Resident Portal?
If the Resident portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.
